An appraiser sitting at his or her computer, filling out a form
or writing a narrative report is just the final step in the Appraisal Process.
This new class takes an in depth look at the 6 step appraisal process: 1)
Definition of the Problem; 2) Scope of Work; 3) Data Collection & Analysis; 4)
Application of the Approaches to Value; 5) Reconciliation of Value Indicators
and Final Value Opinion; and 6) Report of Defined Value Options.
Yes, friends, a professional appraiser is so much more than a form filler. This
process applies to all appraisal work and all reporting types. This is not a
class on how to fill out the URAR report but how, regardless of the assignment,
to produce a credible and defensible opinion of value.

Course Description:
This class meets both the Appraisal Qualifications Board and Ohio Division of
Real Estate and Professional Licensing requirements for biennial USPAP
education. The changes effective January 1, 2012, are reviewed along with
scenarios on how USPAP applies in the real world of appraising. Attendees are
required to have the 2012-13 Edition of USPAP and the Student Manual to take the
class.
This is the new 2012-2013 USPAP class. Know the changes before they take effect
January 1st.

report with an eye towards USPAP compliance. This class will highlight the most
common errors made in reports which can lead to disciplinary action against the
appraiser. It will address internal consistencies within the appraisal report,
scope of work issues, intended users and meeting client requirements.
Updated to balance Uniform Appraisal Dataset and USPAP requirements. Learn
to spot those errors which could land you in Appraisal Jail.

This class examines the Mortgage Meltdown of 2008 with an eye towards the causes
and immediate and long term ramifications, trying to provide a historic
perspective to the problems. It looks at the various federal laws and policies
aimed at remedying the problems, their impact and effect. Up-to-the-minute
changes to the appraisal industry will be discussed.

Course Description:
Fannie Mae and Freddie Mac are instituting the Uniform Appraisal Dataset (UAD)
as part of the Uniform Mortgage Data Program which is designed to provide
conformity and electronic tracking of all mortgage loan products in the GSE
system. UAD is a major change in the reporting and delivery of appraisals. UAD
requires the use of exact codes, abbreviations and format for dates, currencies
and other data in Fannie and Freddie appraisal reports. UAD is effective
September 1, 2011, for all single family and condominium interior and exterior
appraisal reports. By March 2012 all appraisal reports will be required to
follow UAD. This class will provide the most current information available from
Fannie and Freddie.
Report Writing
in the Electronic Age is based on the new Uniform Appraisal Dataset (UAD) from
Fannie Mae and Freddie Mac. HUD will also be requiring UAD. As of September 1,
2011, all single family and condominium (interior and driveby) appraisals for
Fannie, Freddie and HUD must use UAD. Fannie is encouraging banks to use UAD as
early as June 27.

As professionals
in real estate valuation, appraisers and agents must understand the
ever-changing requirements impacting their work. This class will take a
detailed look at the latest HUD/FHA requirements, the new Fannie Mae Guidelines,
the Dodd-Frank Wall Street Reform & Consumer Protection Act of 2010, and changes
in Ohio law. There will also be a discussion of the anticipated changes to
Uniform Standards of Professional Appraisal Practice, proposed to go into effect
January 1, 2012.
